Summary

The process of transition to the market economy predetermined the creation and development of the real estate market. The object of the most deals is the housing market, and the main question has become its valuation. Namely on the housing market, in nowadays, are created the preconditions for introducing the market value, which is the catalyst of real estate development.

The objective of the research is the influence of these on the market value of typify real estate. The tasks consist in the following: the determination and classification of the factors which influence the market value; the determination of statistical and econometric methods with the aim of analysis of factors which influence the market value of residential property and the determination of the size of the influence of the main factors; the determination of economical models of the residential property with the aim of creation of the adapted model to update, real conditions of Chisinau market.

The work has the following structure: the first chapter is dedicated to the analysis of theoretical and practical aspects of valuation, the studying of the real estate market, its value and the problems of valuation of Chisinau housing property. In the second chapter are defined and classified the factors which influence the value, the statistical methods of determination of the size of influence, the economical models are analyzed which are used in the process of individual and mass valuation of property. In the third chapter are determined the factors which exert maximum influence on the market value of Chisinau housing property. Also, the size influence is calculated and is given a model (algorithm) of valuation of the housing property in Chisinau.
